Boosted by the reopening of hospitality, Coca-Cola Hellenic Bottling Company (HBC) Northern Ireland, which operates from a 500,000 sq ft facility at Knockmore Hill, saw revenues rise by 15.5 per cent to £236.5 million last year.

That followed a difficult 2020, in which pandemic-year sales slipped by nearly 12 per cent to £204.7 million.

Pre-tax profit rose to £44.2m from the previous year (£33.2m), while on a bottom-line basis the company – which has had a presence in Northern Ireland for more than 80 years – banked £35.3m in profits, up from £28.8m previously.

But it also made an actuarial gain of more than £7.2m on the projections used to value its defined benefit pension obligations, bringing its total comprehensive income for the year (net of tax) to just shy of £42.8m.

Coca-Cola HBC is the authorised bottling partner to The Coca-Cola Company for the island of Ireland, responsible for the manufacture, distribution, sale and channel marketing of its non-alcoholic ready-to-drink beverage portfolio.

It produces global brands Coca-Cola, Coca-Cola Zero Sugar, Diet Coke, Fanta, Sprite, Appletiser, Schweppes and the 1783 range, as well as locally-owned brands Deep RiverRock, Deep RiverRock ViTAL and Fruice.

The company’s Lisburn payroll fell over the year from 450 to 420, with small job losses across all four of its employee divisions (production, distribution, administration and sales & marketing).

But total staff costs still rose by more than £2 million to £23.9m.

Its highest-paid director (general manager Miles Karemacher) had a slight reduction in his salary from £176,314 to £171,939.

In a statement with its accounts, the company said: “We performed ahead of expectations in 2021, impacted by the lifting of Covid-19 related government restrictions sooner than forecast.”

The directors also said they remain committed to “long-term creation of shareholder value by increasing our market share through organic growth, including new product innovations.”

Last year Coca-Cola HBC Northern Ireland became the first soft drinks producer in Ireland to move all its multi-pack cans to more sustainable cardboard solutions, helping it to move closer to its ‘World Without Waste’ vision by eliminating the use of more than 500 tonnes of shrink wrap plastic each year.

Combined with a £10m-plus investment in more recycled plastic and a reduction of plastic use overall, the company says it has reduced plastic usage by almost 5,000 tonnes annually since 2019.

Northern Ireland poultry producer Moy Park has put three poultry farms up for sale and leaseback for almost £2m.

The company said the sites in Coleraine, Ballybogey and Crumlin, which have capacity for more than 500,000 birds in total, were being put on the market as part of a refurbishment process.

According to a sales brochure from selling agents OKT, the farm at Gateside Road in Coleraine includes 12 poultry houses and a proposed land cost of £500,000. Its sheds are described as “relatively dated” and do not have windows.

The second farm, at Benvardin Road in Ballybogey, has eight houses and a proposed land cost of £350,000. The condition of its houses is described as “fair to poor”.

Gateside Road’s refurbishment costs are estimated at £2.6m, with Benvarden Road at £1.6m.

The farm at Nutts Corner in Crumlin, which has nine poultry houses, has a land cost of £850,000. The cost of its refurbishment is put at £3m.

According to the brochure, Moy Park wants to reach an agreement to lease back the farms following refurbishment by the new owners.

Their sale was not linked to an announcement earlier this year that the processing of live birds at Moy Park’s Ballymena site was being halted, a spokeswoman said.

OKT said the sale process was an opportunity to acquire two well-located poultry farms which required extensive refurbishment and refitting due to age.

It said: “We are instructed to find a purchaser to buy our client’s freehold/long leasehold interest… and, in addition, negotiate the accompanying rental framework whereby you as future owner would lease back to Moy Park the refurbished farms.”

In January, Moy Park said it would be suspending the processing of live birds at Ballymena until September, partly in response to labour market challenges.

Brian Turtle of OKT said Moy Park has already sold and leased back some of its farms in England.

“These poultry farms are substantial but a bit out of date. For growing modern chicken efficiently, they would need a lot of money spent on them.

“Rather than [Moy Park] doing that themselves, they are putting them up for sale, requiring them to be refurbed to their specification. They [Moy Park] will become tenant rather than landlord.

“It’s an opportunity for a developer/investor to buy an asset and gain a gilt-edged tenant.”

Moy Park is Northern Ireland’s biggest private sector employer, with around 6,3000 employees here. The company reported revenues of £1.49bn in its latest accounts.

Belfast Spar brings in strict 18+ age restriction on sale of eggs https://neighbourhoodretailer.com/belfast-spar-brings-in-strict-18-age-restriction-on-sale-of-eggs/ Thu, 07 Jul 2022 09:12:16 +0000 https://neighbourhoodretailer.com/?p=24248 A West Belfast Spar store has introduced an age restriction on the sale of eggs following a series of anti-social incidents in the community in

A West Belfast Spar store has introduced an age restriction on the sale of eggs following a series of anti-social incidents in the community in recent weeks.

Anyone buying a carton of eggs at Clarke’s Spar, at Twin Spires off the Falls Road, must be over the age of 18 or they will be refused.

Notices have been installed on the eggs aisle to explain the reasoning behind the restriction, saying: “A note to all customers. To help support our local community and prevent anti-social behaviour, we have put an age restriction on the sale of eggs.

“To purchase eggs, you must be over 18 years of age. Thank you for your co-operation. Team Spar Twin Spires.”

A store manager said they had recently noticed anti-social behaviour around the use of eggs within the area.

“We made the decision to restrict the sale of eggs in our store from March, to help prevent this and support our local community.

“We work hard liaising with the local community groups and we support any effort that is made to resolve any anti-social behaviour within the area.”

Sinn Féin West Belfast MP Paul Maskey said: “I would commend the owners on this initiative as my fear that eggs thrown at passing traffic could cause an accident. I would also urge young people who are throwing eggs at homes, people or traffic to stop.”

West Belfast SDLP representative Paul Doherty said it is unfortunate that local shops have to go to these lengths.

“This shop knows both their customers and the community very well and I am sure it won’t cause anyone difficulty that is genuinely looking to purchase food,” he said.

“We have seen a rise in anti-social behaviour and eggs have been used to throw at windows of homes and buses. It is unfortunate that shops have to go to these lengths, but as a community, everyone is working together to resolve the issue of anti-social behaviour.”

Laganbank Retail Park in Lisburn has gone on the market with a guide price of £5.875 million.

Located within walking distance of the city centre, the shopping centre boasts tenants including TK Maxx, Pure Gym, Upstairs Downstairs and Ground Coffee.

Listing agency CBRE said the retail park attracts a gross rent of £503,272 per year.

The 2.4 acre site on Laganbank Road includes a 134 space car park.

The 49,397 sq ft retail park dates back to 1996, but was significantly refurbished in 2017 by owner and Portadown property developer JH Turkington.

TK Maxx occupies the 22,437 sq ft anchor unit on site, leased until 2032. The other three tenants have leased their respective units until 2032 and 2033.

CBRE said the retail park averaged 34,239 visitors a month in the past year, higher than pre-pandemic levels of 33,640 a month in 2019.

The property firm said the £5.785m guide price excludes VAT.

The CBRE listing adds: “A purchase at this level would reflect an attractive net initial yield of eight per cent (assuming purchasers costs of 6.62 per cent).”
